Our Letting Process

1.
Deciding to rent out your property

Once you have decided you want to rent out your property we will arrange to come and view the property and provide a suggested asking price based on our decades of knowledge. We can provide recommendations to increase the rental price so the best is achieved.

2.
Choosing the Agent that is right for you

As your agent we will tailor our services to suit your needs. We can introduce a tenant, offer full management or anything between. Inevitably maintenance issues will arise and we are well placed to manage the property on your behalf dealing with all issues and communications with the tenant and contractors.

3.
Instructing Arlington Residential 

Once you have decided on a service that suits you we will write to you outlining fee and payment details with all information on what the fee will be. We are required by law to carry out Anti Money Laundering checks and politically exposed person checks on all clients and will require identification documents for this. These checks include making sure you are the legal owners and are legally allowed to rent out the property.

4.
Marketing your property

Your property will be prominently featured on all the leading portals. We pride ourselves on illustrating properties using quality professional photographs and where relevant professionally measured floor plans and site maps. We will also ensure the property has all necessary checks such as valid gas certificate, an EICR, working smoke and carbon monoxide alarms and Legionnaires Disease check. We will always accompany tenants on viewings.

5.
Once a Tenant is found

Once a suitable tenant is found and the terms and rental amounts are agreed, we will then take a holding deposit to secure the tenant and we will start to process the paperwork. This normally consists of carrying out reference checks, this is to ensure the tenant is solvent and has no adverse credit history and can afford the rent and bills as well as checking they are a good tenant. We will also ensure they have the legal right to rent the property, if they are from overseas we will also prepare a tenancy agreement to coincide with the type of tenancy that is relevant.

6.
Signing the Tenancy and Moving the Tenant in

We advise an inventory or schedule of condition to be carried out on the property prior to the tenant moving in, so there are no discrepancies at the end of the tenancy. This should be done via an impartial inventory clerk. Once the deposit is paid and tenancy agreement is signed we will register the deposit one of the accredited Tenancy Deposit Schemes and transfer the money to a separate holding account. You can then agree a date for the tenant to move in where we advise you meet them to show explain any appliances as well as providing a manual on how to operate everything. 

7.
After the Tenant has moved in

Once the Tenancy has started, we produce a welcome pack which will to given to the Tenant consisting of Signed and Dated Tenancy Agreement, Tenancy Deposit Protection Certificate & What is the TDS and all the other certificates required.  If you decide to manage the property yourself then it is important to make sure the Tenant has all the relevant contact details for whoever is going to be the point of contact for any maintenance or in the case of an emergency. If we are going to be managing the property, then they will also provide all the necessary contact details for maintenance and emergencies.
