The middle to top end of the sales market in central and north west London is very much “alive and kicking”.
It is our expectation that we will continue to see a sustained increase in activity in the £2M -£6M middle market and even more actively at the upper end with buyers in the £6M to £20M range having to compete with other purchasers simultaneously submitting bids.
Since the start of 2020 over 85 % of sales we concluded received offers from more than 2 buyers and over 30% of those sales went to “best bids”. We know that an element of these transactions were as a result of buyers being pretty much unable to engage with the market for a 3 month period due to lockdown restrictions however the frenetic pace of the sales market is accelerating not diminishing.
