First impressions count

Your guests pick up a lot on the entrance, there’s the front door for one thing. A tattered, paint scraped door that looks dingy and rotten won’t impress the guests, so make sure you make any necessary repairs, or replace it with a new one that fits in with the style of your property. Also, make sure the entrance hall is bright and welcoming, paint it in pale colours, remove any bulky bits of furniture and create some modern lighting effects, you can also add colour with a new rug or accessories.

Keep it neutral

If you want to sell, then repaint the house in neutral, pale colours. Yes, magnolia is plain boring, but your new buyers won’t want to add repainting the entire house to their list of things to do once they move in. Paint colour is such a personal choice and your eclectically painted walls may not be to their taste.

Get everyone onboard

Make sure everyone in the house knows the house is being viewed on the day their due. They’ll want to view all the rooms, so if you have a sulky teenager in their room who locks themselves in, then that could be awkward. Children shouldn’t be seen and not heard, but running around on a bike or loud shouting might frighten off buyers, so give them advance warning of viewings, so they’ll know to reign in their buoyancy for 30 minutes.

Don’t forget the outdoors

Make sure the gardens, both front and back if you have them, are tidy and clean. Nobody wants to buy a property with a dirty cluttered garden, and if it’s your front garden, remember that first impressions count, make sure it’s something they’ll remember for the right reasons.

Keep it tidy

Clutter – is the house full of clutter?  That’s not a great way to sell the house. It’ll seem smaller and dingier, clean the house before viewings, and clear away any unwanted junk. Keep entrance halls, stairwells and landing hallways clear of debris, you don’t want your guests falling over and breaking an ankle.

Don’t forget the lighting

Lighting will help make your house seem lighter and bigger. Low lighting could make entrances and rooms seem dark and a little drab. Bright modern lighting gives your house an altogether sunnier and more cheerful appearance to viewers.

Make changes

If the interior doors are as in a bad condition as your front door, then perhaps it’s time to replace them all, or at the very least repaint them. Change the door knobs, just a quick overhaul to freshen the place up a bit, you don’t have to spend a lot, and it’s an investment you’ll get back if you sell.

Keep the place clean

As well as clutter, clean the house from top to bottom and clear the washing up away. It doesn’t bode well if someone views the house while it’s in a dirty and poor condition, an investment in time and patience will pay back dividends in the long run.

Pets can be an issue

If you have pets, keep them out of the house during a viewing. You don’t know whether your viewers may be allergic to dog/cat hair. If they love animals, they may end up paying more attention to your pets than to your home. If they don’t love animals, they may feel eager to leave the property sooner rather than later, and that means they’ll pay less attention. Basically, you need to keep distractions to a minimum. As well as removing the pets, remove all food dishes and yes, the litter trays.

Don’t get creative

Make sure the bathrooms and kitchen haven’t been customised to the point of something completely radical. You don’t know what their tastes will be and they don’t want to have to add a bathroom or kitchen refurb to the cost of moving. However, do update the faucets, lighting and door knobs, keep it fresh.
